The Commission schedules public hearings for the purpose of taking action on business items such as variance requests, subdivisions, site development plans, and zone map amendments. Home Occupation Permit applications are also heard and approved prior to the business operator obtaining a Business License. The Village Comprehensive Plan and Land Use Ordinances (including Subdivision) are the laws that the Commission follows in conducting the public hearings. (To view Village Code Click Here)
BUILDING PERMITS AND INSPECTIONS to
view Permit Fees CLick Here
The Building Inspector reviews plans, issues permits, and
performs structural inspections. Permit applications
are available for residential, commercial, agricultural,
mobile home, and swimming pool/spa construction – new,
remodel, or additions. The New Mexico Construction
Industries Division permits mechanical, plumbing, and electrical
plans and performs those required inspections. The
Village Inspector issues a Certificate of Occupancy when
all requirements have been met.
You may telephone the Building Inspector at 897-0502, ext. 19, to request inspections, or if you have questions pertaining to construction.
SIGN PERMITS
All commercial signs, and home occupation signs require a permit (and some others). The Building Inspector and the P&Z staff review all applications for conformance with the codes.
WHAT DOES P&Z DEPARTMENT STAFF DO?
The P&Z department is the busiest office in the Village. We receive applications for all zoning action: subdivisions, site development plans (commercial), variances, special use permits, home occupation permits, and zone map amendments. These applications require public hearings, and some are forwarded to the Governing Body (Council) with a recommendation for action after they have been heard by the Commission – zone map amendments and ordinance amendments.
The Commission initiates amendments to the land use code (regulations). Commission recommendations are forwarded to the Governing Body for a 3-step process of public notification, reading, and adoption.
CODE ENFORCEMENT
The department also performs Code Enforcement activities. Citizens may notify the department of zoning violations (link to Complaint form) in writing, by telephone or email. Once a potential zoning violation complaint or inquiry has been received, staff conducts an investigation. If warranted, staff proceeds with notification to the property owner and/or residents of the violation and the need to remediate the offense. Any of the staff may receive complaints, and all staff may be involved in the investigation and follow up. Unresolved complaints may ultimately go to Municipal Court or District Court as a criminal offense. However, most of the complaints are taken care of in a timely manner and never go any further than the filing cabinet.
Comprehensive Plan:
Resolution No. 09-010-03, a Resolution Adopting the Comprehensive Plan for the Village of Corrales,
was approved, adopted and signed April 28, 2009 and Ordinance 09-011 an ordinance adopting a Comprehensive
Land Use Plan was approved, adopted and signed August 11, 2009 by the Governing Body of the Village
of Corrales. Hard copies of the Comprehensive Plan are available at the Village Office (there will
be a fee), or you can download it HERE.
P&Z DOES NOT DO THESE THINGS…
The department does not retain land ownership or assessment records. Those are kept at the Sandoval County Assessor’s office in the Town of Bernalillo. The Village does not enforce private covenants or deed restrictions. Covenants and deed restrictions are filed at the Sandoval County Clerk’s Office.
The staff enforces Village ordinances, and only to the limit allowed by those ordinances.
